Haskell Valuation is a full service appraisal office offering a variety of services including production of complete appraisal reports tailored to the client's needs, completed in compliance with the Uniform Standards of Professional Appraisal Practice. Appraisal development includes extensive use of data analysis tools, analysis of market data and trends and applying this data to individual properties to produce accurate value estimates.

Our clients consist of individual property owners, taxpayers seeking correction of the tax rolls and rural property owners seeking significant tax reduction through special assessment. Corporate clients include mortgage lenders, many of which package portfolios to be sold to the secondary market. Extensive knowledge of government programs such as FHA, HUD, Fannie Mae and Freddie Mac is applied to maintain compliance with detailed guidelines and requirements for acceptability. Appraisal services also include review of other appraiser's work to ensure reports meet the compliance standards of regulatory agencies.

Our appraisal projects have included analysis of subdivisions, condominium units and housing projects along with associated budgets, projections, maintenance costs and other development charges and considerations. Additional reports prepared include detailed analysis of income and operating expenses, projected replacement reserves and estimated remaining economic life of improvements. Rent surveys are conducted for income producing properties which include regular consultation with property managers and development of market adjustments for components affecting rental rates.
